Villa Collegonzi is located in a residential area, in an exclusive location: right on the edge of the small town of Empoli and not too far from the ancient hamlet of Vinci, famous for being the birthplace of Leonardo da Vinci. From this prestigious residence, at about half an hour from the famous thermal towns of Montecatini and Monsummano Terme, it will be possible to also visit some of the most beautiful itineraries Tuscany can offer such as visits to Florence, Pistoia, Lucca, Pisa, but also the numerous little medieval villages like Certaldo, San Gimignano and San Miniato.

Facilities
The property extends for about 600 sqm on three levels distributed on terraced land which allows direct access to the outdoor areas from every level of the house. The ground floor entrance leads to the main living-room connected with the kitchen and the dining area. A short hallway leads, to a double bedroom with en-suite bathroom, to a two study and to a two bathroom with shower. This floor is completed by the laundry room. The first floor (corresponding to the access road level) is reachable through a staircase from the ground floor's living-room; and it consists in another spacious living room with fireplace and a bar corner, which communicates with the dining room, a studio and the sleeping area (accessible through an armoured door) which is composed as follows: one main bedroom with a spacious bathroom with both bathtub and shower and one double bedroom with en-suite bathroom with shower. This floor is completed with a double bedroom ane with a bathroom with shower. Going down to the lower floor, there is a fitness area, illuminated by a big glass door which leads directly to the pool area, and a bathroom with two showers.
Inside a completely fenced land of about 3000 sqm extending on three levels, there is the very neat garden with elegant outdoor areas with olive trees, pine trees, and aromatic plants. Just outside the living area on the ground floor, there is a spacious terraced lawn where there is the lounge area with sofas, protected by a plane tree; a few steps away, there is a pergola which shades the outdoor eating area which is also provided with a barbecue and a work surface with sink. Form here, a short flight of stairs leads to the lower level of the garden where the pool can be found. The property is provided with a video surveillance system and with a remote-controlled entrance gate, beyond which there is the private parking area with 5 parking places.
Open from the last Saturday of April until the first Saturday of October, the pool is located on the lower level of the park, in a secluded position and reachable both from external steps starting from the ground floor level or also by going out from the French window of the fitness room. The rectangular infinity pool (on the downstream side) measures 3x12 m and it has a depth between 1,30 m and 2 m. The pool has a metal ladder and internal spotlights and it has a chlorine purification system. The solarium is furnished with elegant sun loungers and a shower with both cold and hot water.

Location
The property is located in a residential area nearby Empoli and very close to the village of Vinci, rich in artistic-cultural and landscaping attractions. In a strategic position between Florence, Pisa, Lucca and Pistoia and not far from the famous natural reserve of Padule. The area is also known as Empolese Valdelsa, that extends until the south of Arno River and includes many little villages.
