Villa Francesca Romana was built in 2008 as brand new estate in the full respect of the local architectural elements as well as anti-seismic regulation with the use of high-quality materials. The white Trani stone, polished for the internal floors and left in its natural state in the pool solarium area, reflects and gives off the light of the sun. The handcrafted chestnut-wood beams and the antique terracotta of the ceilings bestow upon the villa the warmth of homes of the past. Villa Francesca Romana is set in a well-kept green garden of 10.000 sq m, is illuminated from dawn to dusk and has a breathtaking view over Lake Bolsena. It is the perfect place for holidays and short stays in total relaxation and privacy even though it is just 6 km from the attractive village of Grotte di Castro, which has all services, and just 5 km from the free beaches of Lake Bolsena. The villa has an adjacent annex with a large open-plan multifunctional room. The panoramic pergola with brick-built barbecue, wood oven and large table with marble benches is very close to the villa and pool, thus allowing illimited and functional use of the outdoor areas - a holiday in the open air with all comforts. Another good point is that Villa Francesca Romana is 2 km from the spring waters of Fontane Naturali and close to the Etruscan necropolis of Casale-Centocamere which you cross to arrive.
Facilities
Villa Francesca Romana has two floors connected by an internal staircase. The main entrance leads into a single large living area consisting of sitting room with fireplace and dining room; the ground floor is completed by the fully-equipped kitchen with a convenient French window leading directly to the outdoor dining area and to the Annex, by a bathroom with shower and by the pantry with laundry and fridge. A service entrance leads directly out to the parking area. A French window leads out from the living room to the portico overlooking the lake and a staircase in Trani stone goes up to the first floor consisting of a twin bedroom, a double bedroom, another double bedroom with queensize bed and a bathroom with tub and hydromassage shower and a covered terrace overlooking the lake. All the bedrooms have independently-controlled air conditioning. All the windows and French windows have mosquito netting. The Annex, next to the parking area and secondary entrance to the villa, has a bathroom with shower and an open-plan area with pinball machine, fireplace, fridge, washbasin and a double sofa bed which completes the number of beds present in the catalogue. From the Annex, a large arch permits a panoramic view on the lake. The French window inserted in the arch allows easy and dynamic use of both the villa kitchen and the pergola with wood oven, barbecue and outdoor dining area.
The villa is set in a 4-hectare park with vines, olive and fruit trees as well as many typical Mediterranean plants characteristic of lake and hill areas: strawberry trees, oaks, laurel, box, acorus, typha, ivy, figs and pomegranates. The 10.000 sq m garden with green lawn is coloured by roses, lilacs, hydrangeas and wisteria. The portico immediately outside the living area is a continuum with the "hanging" garden, thus making the lawn in front of the house an infinite terrace overlooking the lake. The outdoor dining area with terracotta herringbone floor is composed of a functional pergola with large dining table and benches in traditional Trani stone, brick-built barbecue and a wood oven, ideal for cooking pizzas and roasts. The gravel parking area is conveniently situated just a few metres from the service entrance. The blue of the pool completes the outdoor area of Villa Francesca Romana which is illuminated at night by the many light points that bestow a unique charm upon the place.
The private pool faces the lake just a few metres from the pergola with outdoor dining area. Rectangular, it measures 12.5 x 6 m with a constant depth of 1.50 m and is on the same level as the villa. It is purified by salt electrolysis filtration, has Roman steps for access to the water and is lined in white PVC. The 70 sq m solarium area is in white porous Trani stone which stands out against the surrounding green lawn. In the sunbathing area is a solar-powered, hot-water shower as well as sunbeds, deckchairs and umbrellas. Internal and external lighting permits use of the pool during the evening and at night as well. The pool is open from the last Saturday in April to the first Saturday of October.
