Southfox, this villa with an unusual and original name, with clean modern lines, yet imposing at the same time, stands in this strip of paradise, directly on the seafront and just 30 m from the beach but with the advantage of being well protected by hedge screens that provide complete privacy and more than 500 m from other properties along the remaining three sides. Built as a holiday home by its owners, it has been, in more recent times, restructured according to modern requirements with simple but detailed finishing touches. Inside, white walls and light-coloured tiled floors confer light to the spacious rooms furnished with an understated elegance that allows you to live the house with practicality and great comfort. Air-conditioned bedrooms, wi-fi connection extending to the garden, a fitness area and a relaxation area with hydromassage tub and Turkish bath define this villa which opens out onto a beautiful exclusive garden, fully usable thanks to the numerous accesses and with the pool in the centre. The town centre of Cinquale, just a few minutes' walk away, it is the reference point for daily shopping while within a few kilometres are places like Forte dei Marmi, Lucca, Viareggio, Pisa, the beautiful area of the Garfagnana and the Cinque Terre. From the aerial map, it is possible to see the near, rather quiet, municipal airport of Cinquale only rarely used for landing and take-offs of emergency medical vehicles.

Facilities
The villa has two floors plus a basement. The raised main entrance, reached via a external curved double staircase located at the back of the villa, leads directly into the living room with lounge/TV area; on the right is the kitchen with peninsula and dining table while on the left of the entrance a hallway leads to the ground floor sleeping area consisting of a double bedroom and a twin bedroom (with joinable beds) sharing a bathroom with tub and shower. From the living room a marble staircase goes up to the first floor with a corridor onto which open two double bedrooms with ensuite bathroom, one with tub and the other with shower; both bedrooms open out to balconies overlooking the sea. Also from the living room a brick staircase goes down to the basement composed of a study area with sofa and armchairs, a double service room (with joinable beds), a bathroom with shower and washing machine and, finally, the wellness/fitness area with hydromassage tub, Turkish bath, gym equipment and a bathroom with shower.
The 3000 sq m outdoor area surrounding the villa is, for the most part, characterized by large well-kept areas of green lawn, enlivened by tall trees, plants and flowers. The area in front of the house is completely paved in Tuscan terracotta and includes the solarium and the portico onto which open all the living room and kitchen French windows and where guests can relax in the outdoor lounge area or in the dining area set up just outside the kitchen. Complementing this is the barbecue area and a wood stove. You can leave your car (space for 6 cars) along the private driveway near the staircase-entrance to the villa, at the base of which is a pretty little goldfish pond.

The swimming pool, which can be heated up to 7 degrees higher than water temperature, open from the last Saturday in April until the first Saturday in October, is located right in front of the portico of the villa and is reached down four steps. Rectangular in shape and lined with PVC, it measures 12 x 7 m with the depth varying from 1 to 2.20 m; access to the water is via steps and metal ladder. The terracotta-paved solarium area, protected by two tall colonnades acting as a windbreak with the third side completely bordered by a hedge screen, is equipped with sunbeds, umbrellas and loudspeakers. The pool is served by an outdoor bathroom with changing room and hot-water shower. It has chlorine purification, internal lights and heating on request.

Location
Versilia is the geographic area that stretches from the Apuan Alps to the Riviera della Versilia, the best-known seaside resort area of Tuscany, heart of the Italian bella vita in the '60s and '70s and "mother" of the history of bathing. Scanning the seafront from Marina di Massa to Viareggio you will see the typical succession of bathing establishments, one after another. Cinquale is right in the middle between Versilia and the Riviera Apuana, bringing you within easy reach of all the main seaside and tourist resorts in the area.
